What exterior painting looks like with us

An exterior repaint is where a painter's patience shows. Colorado Springs houses take strong high-altitude sun, a big swing between afternoon and overnight temperatures, dry wind, and hail most summers, and a finish only lasts if the surface under it was sound and clean when it went on. So exterior jobs at Brush Masters start with washing and repairs - loose paint scraped, soft wood and failed siding replaced, gaps caulked - and only then the paint. A customer who had the outside of the house and one room done wrote that "for the past week neighbors have commented on how great our house looks."

What’s included

Washing, scraping, sanding and spot-priming first
Rotted trim and damaged siding replaced in the same job
Stucco, wood, fibre-cement and hardboard siding

What happens on an exterior job, in order

Every exterior follows the same sequence, because skipping a step shows up a year later:

  • Wash. Dust, chalky old paint and mildew on the shady side all stop new paint bonding.
  • Scrape and sand. Anything loose comes off, and edges are feathered so they do not show.
  • Repair. Rotted trim, soft siding boards and cracked stucco are fixed now, not painted over.
  • Caulk and prime. Open joints are sealed and bare wood or new material is primed.
  • Paint. Two coats where the surface calls for it, cut in by hand at trim and windows.
  • Walk-through. Dave walks the house with you at the end, before anyone packs up.

How long an exterior paint job lasts here

Dave's own answer, from his FAQ: "A good paint job can last anywhere from 5 to 10 years. Stucco lasts a little bit longer, while wood expands and contracts, creating faster wear and tear on the paint surface." Where a house lands in that range mostly comes down to exposure - south- and west-facing walls take the most sun and usually go first - and to how well the surface was prepared last time.

Stucco homes

Stucco is common across north and east Colorado Springs and it takes paint well, but it has to be repaired first. Hairline cracks get filled and bridged, larger cracks and damaged patches are repaired and textured to match the wall, and only then is it coated. One customer wrote that the painter Dave put on the job "went above and beyond my expectations on stucco repair, taking pride in his work and not willing to just paint over the imperfections from a previous patch job."

Painting season in Colorado Springs

Exterior work generally runs from spring into fall. The limit is not the afternoon high, it is how cold the night gets: paint needs the surface to stay warm enough while it cures, and nights here drop fast, especially in spring and October. Summer afternoon storms set their own schedule. Interior work carries on all year, which makes winter a good time to book inside jobs.
